Tax Assessment
The Tioga County Tax Assessment Department is responsible for maintaining the tax assessment roll that is used by the taxing bodies in the County. The office carries out the policies set by the Board of Assessment Appeals, which is made up of the Tioga County Commissioners. Tioga County is a sixth-class county and follows the Fourth to Eighth Class County Assessment Law. The County's assessment records are public information and accessible via computer terminals in the Courthouse. You may also access your assessment at www.courthouseonline.com You can get your password from your tax bill. Records are accessible by a variety of key elements including name, property address, mailing address, parcel number, deed reference, etc.
Real Estate
The County lists detailed information for each of its 27,006 properties. The last countywide assessment was done in 2001. Real estate assessments represent 100% of the 2001 market value. The real estate assessment roll is used to levy taxes for the County, townships, boroughs and school districts, each year. During the annual budget process for each taxing body, a millage rate (tax rate) is set. The millage rate is taken times the total assessed value for each taxable property in the district to arrive at the real estate taxes due. Currently, the county’s millage rate is 5.75. Example: Assessed Value of $50,000 X .00575 (the County Millage Rate) = $287.50 Real Estate Taxes.
Taxes
The County and township/borough tax year is January 1st through December 31st, with tax notices being mailed on March 1st. The school tax year begins July 1st through June 30th of the following year. School tax notices are mailed July 1st.
